Updated 02-Mar-02 |
Harris County Price Trends - Three subdivision groups are considered: those with at least one HOA filing (red), those with no filings (blue), and all subdivisions (green). The left-hand plot displays the annual price change, averaged for each group, weighted by size of each subdivision. The right-hand plot demonstrates the cummulative effect when the annual price change is compounded from 1994 to 2000, the period represented by the price trend data. |

Grouped by Home Value - HOAs with filings (red) and all subdivisions (green) are grouped by median home value. The annual price change is averaged for each group, weighted by size of each subdivision. Distribution indicates that home prices in HOAs with filings generally grow at a slower rate than all subdivisions, regardless of home value. Example: For median home values of $100k-$120k, all subdivisions have seen prices grow 5.2% per year, while HOAs with filings have seen 4.3% per year. |
|
Grouped by Year Built - HOAs with filings (red) and all subdivisions (green) are grouped by median year built. The annual price change is averaged for each group, weighted by size of each subdivision. Distribution indicates little difference in price growth between all subdivisions and HOAs with filings, except for much older subdivisions. Note: There are very many subdivisions built before 1960, but very few have HOAs with filings. |
